Valuing a property is not a precise art. You can look at similar properties in you area and take a view based on a search. In fact what do you think estate agents do, when they are valuing a property in an area that they do not regulalry sell in. You've guessed it they will search various other estate agents web sites and use openly available websites that give completion prices! Just remember be realistic in terms of your price based on the market conditions at the time (see our news page). Over pricing or being greedy can mean your property sticking. In a slow market then flexibility in price means you increase your chances of selling your property remain good. The likelihood is that any reduction in the price of your property will be recouped when you offer below the asking price on the property you are looking to purchase. Does advertising on mooves pose an issue with my estate agent? Absolutely not. Anyone is free to advertise their property by any means as well as using a traditional agent. Your agent(s) can not impose any resriction on direct web advertising. mooves are not acting as an estate agent, but as a web advertising portal. However, mooves advises that you check if the agent has inserted any specific exclusion clause about privately advertising in their terms & conditions, there is every chance they are in breach of of the Estate Agents Act 1979 as well as other Trade Descriptions acts. (see code of conduct). I feel uncomfortable about negotiating? There is no doubt that this can be a topic that most people like to avoid. However, most people have haggled over the price of some item in their time. It is about being realistic keeping cool and being honest and open. Easier said than done but be nice. How do I deal with viewings? In the normal manner. In most instances if you live in the property you are selling, you generally end up showing the potentail buyer aorund on behalf of the agent anyway. Most of us have xperienced this. Even when the agent shows the prospective buyer around they are generally not that knowledgeable about specifics. as the owner you can answer questions directly there and then i.e. freehold, etc etc. Also arrange viewings at a time that is both convenient and you feel safe with. Do not accept unsolicited visitations. State that you will only allow the viewing at the appointed time.How do I know the propsective buyer is bona fide? To request any viewing a prospective buyer must register with mooves. What's about the buyers position? Quite simple. You ask the question as to their position and your are also free to ask to prove this i.e. mortgage in place etc. Common sense shoould indicate if anything is not right. What's the process on accepting offers? Once an offer has been accepted thre vendor requires confirmation from the prospective purchaser. mooves provide a Formal Offer Form that the purchaser(s) prints, completes and sends to the vendor. What do I do after I have accepted an offer? Once an offer has been accpeted than the buyer should seek and arrange a survey with the vendor. At the same juncture both parties should instruct solicitors or licensed conveyancers (if this has not been previously been done) and inform each other of their conveyancers. mooves provide a Memorandum of Sale Form that the vendor prints, completes and sends to the propsepctive purchaser. They complete it with their details and return it to the vendor. No signatures are required. This then should be finally forwarded to the each parties solicitor. The form simply outlines the salient details to start the conveyancing process and is the same type of document that an Estate will send out! |
